Entrepreneurs understand that it’s pointless to complain about a problem unless we are ready to offer a solution. That’s why we invited these same entrepreneurs to share their thoughts on how to stimulate small businesses in America. It is clear that more needs to be done to help small businesses, but what are the solutions?

What resources, legislation, and tools are needed to help entrepreneurs build thriving companies? How can we help small business owners create jobs and opportunities for their communities?

As soon as we asked what should be done to help small businesses, we were flooded with thoughtful, strategic, and common-sense solutions that could help entrepreneurs all over the country. Just in case Congress, local governments, or any community organizations are looking for new ideas on how to refuel small businesses… this is a great place to start.

Here are 10 ways to stimulate small businesses in America… from entrepreneurs who understand what their businesses really need:

1. Create a national entrepreneurial program in schools. We would like to see a national program in schools and universities that teaches entrepreneurship to the youth of our nation. 2. Give government grants to for-profit companies. Allow government grants to be awarded to for-profit companies with appropriate expertise/capability. Why the restriction that only non-profit organizations should be qualified to effectively administer funds and produce great results? Especially with today’s reporting and informational tools, any organization can be held accountable equally. I do not see the fairness, nor, maybe even more importantly, the logic in assuming that non-profits are the only organizations capable of producing great results or of being held accountable. -John Mierzwa, CALA Academy

3. Create a small business under-employment program. I think that there should be some type of “small business under-employment program” that is put in place with certain restrictions as far as how many years in business, etc. I say this because I know hundreds of business owners that cant get unemployment because they havent worked for anyone in years yet they also cant pay their bills and it seems like the only option open to them is Welfare. Which is a hard pill to swallow for a formerly middle class or upper class person who had a thriving business. -TIffany Bradshaw, Bradshaw & Co.

4. Get rid of payroll taxes for small companies. We should get rid of employer-based payroll taxes for companies with less than 10 employees and less than $5 million in revenues to make hiring less expensive. Another idea that works with the same statistics would be to give potential employees certain tax incentives to go to work for companies with less than 10 employees and less than $5 million in revenues to make startup and small business jobs more attractive. -Ian Aronovich, GovernmentAuctions.org

5. Start making more construction loans. We need construction loans available so that we can get a lot of people back to work which in turn will create expendable income that can be spent in small businesses such as restaurants, retail stores, amusement parks on vacations etc. It used to be the families would go out to eat often and they are not doing this. It drives me crazy to work with clients who are residential or business customers who can’t find money to build because banks won’t lend. Small business doesn’t need a stipend we need the banks to get back to lending money for projects and to move the economy forward that way not by handing out money to business. 6. Back private investors. It would really help if the government provides guarantees to the seed, angel investors and venture capital industries similar to the ones provided by the SBA to banks for loans to small businesses. This would make sure that a lot more businesses would get funded. Similarly helpful would be an incentive to banks to offer no-interest loans to entrepreneurs for business startup capital up to $250,000. -Ian Aronovich, GovernmentAuctions.org

7. Eliminate the red tape for new businesses. I’d recommend removing any fees or unnecessary red-tape until the small business is profitable. So many regulations require annual fees or “publishing” your corporation, etc. Let the startups focus on execution before burdening with red tape. There was a great video about all the crazy city, state and Fed regulations throughout the country. Ill try to find and forward. 8. Guarantee bank loans. The bottom line about lending to small businesses is that it will not happen anytime soon without significant changes to the system. My proposal is to commit billions of federal dollars for loans to small businesses. The difference is, the lending institutions that are involved will have the loans guaranteed 100% by the federal government. Naturally, the small businesses will still be held accountable to repay the loans, while the lending institutions will bid for the rights to make these loans and receive a (relatively) small fee to administer the funds. As it stands today, the lending institutions simply will not lend to even slightly risky companies right now unless they are mandated to do so or unless the loans will be guaranteed. -John Mierzwa, CALA Academy

9. Create a federal venture fund. The United States should create a government-based seed and venture fund which hi-tech startups can use for investment capital to launch businesses and grow them. -Ian Aronovich, GovernmentAuctions.org

10. Require banks to lend money. The government should help establish standards by which banks that they bailed out or own a share of can lend money. I mean actually make sure that funding is coming out of the institutions that are receiving government money, because it does not seem to be trickling down as was intended. -Andrew Moore, Arlington Designer Homes

Selling a home is tougher than ever even for the best in the business. Today the most important edge a seller can have is keeping up with the market and real estate trends in their neighborhood.

Many agents and brokerages are not as on the ball as one would think. Here are three easy tips for sellers to use as a guide post when navigating through the seas of real estate.

It's ok to ask questions. Ask many questions of your agent, their broker and others in the industry even -you may be surprised by how much you can learn simply by asking questions

Follow up with your agent. If the agent is not returning your calls or emails, it may be that they are not returning the prospect calls either. Keep tabs on the agent and voice your concerns if they don't follow up.

Do inquire regarding the marketing of the home; specifically asking the agent what they are doing to market the home on a regular basis. There are many ways today to market a home besides the newspaper and open houses. Ask for “copy” of the marketing that is published and the links to the on-line marketing.

After returning home from a fabulous vacation, the last thing you’ll want to experience is the aftermath of a break-in that occurred while you were out of town. Such a dilemma can be heartbreaking and debilitating, which is why it’s so important that before you pack your bags and hit the road, you first take action to safeguard your home and deter would-be thieves from breaking into it.

Here are several tips for keeping your home and belongings secure while you’re out of town and having the time of your life!

Never, ever, mention your travel plans on the Internet.
No matter how excited you are about your trip, the Internet is not the appropriate place to broadcast your enthusiasm.

Too often, people post messages and pictures that publicize that they’ll be away from home for several days. According to Alexis A. Moore, president and founder of Survivors in Action, mistakes like this “invite predators to your home.”

Instead of using social media and blogs to discuss your trip before you leave, wait until after you are back to post pictures from the trip and comments about how wonderful it was.

Maintain the appearance that your house is occupied, even when it’s not.
If potential thieves are under the impression that someone is staying in your home, they’re much less likely to break into it or snoop around the house.

Jonathan Frase, president of Frase Protection, Inc., a Memphis-based security and fire monitoring company, and Greg Polley, vice president of sales and marketing for Frase Protection, say that lighting is an important component in this strategy. “Invest in timers for lamps and porch lights. You can purchase alternating timed switches at the hardware store, which enable you to set varying times for your lights to switch on and off,” they explain.

Another tip Frase and Polley offer is to have someone stay at your house at night or stop by your house at least once a day to pick up your mail. If this is cost-prohibitive for your budget, Frase and Polley say the second best option is to have the post office hold your mail temporarily.

Philip Farina, CPP, CLSD, a personal security expert with Farina and Associates, Ltd., suggests leaving a car parked in your driveway rather than inside the garage while you’re gone. “This will also give the impression that someone is at home,” he explains.

Ask people you trust to keep an eye on your home for you.
Shyness or embarrassment shouldn’t prevent you from reaching out to others for help in looking after your home. A few days before you leave for vacation, Frase and Polley encourage you to notify your local police department about your plans. “Many police departments will drive by and check your house at least once a day if you inform them of your out-of-town dates. Some even have a website feature where all you have to do is fill out a form to let them know.”

Another smart strategy is to ask a trustworthy neighbor for a few favors while you’re out of town. “Ask them to set aside any packages or mail so that things are not piling up on your doorstop. Have them be your eyes and ears,” says Moore.

Credit crunch continues - buyers and business owners facing tough times

Credit account dispute could stall mortgage application distributed by C.A.R. Newsline

Some consumers with exceptional credit reports and high FICO scores are being denied mortgages by Fannie Mae’s automated underwriting system because there is a notation in the credit report that the consumer has disputed an item.

Under the Fair Credit Reporting Act, consumers are guaranteed the right to dispute inaccurate information on any account in their credit files. Once a consumer disputes an item in their credit report, a notation to this effect is made in the file. Until the notation is removed, most credit-scoring system generally will not factor the disputed item into the computation of the consumer’s score.

However, with the recent surge in companies claiming to “clean up” and “erase” blemishes on consumers’ credit reports, some lenders are finding that these credit companies are disputing accurate, but negative items, hoping the consumer will qualify for a loan before the dispute is resolved.

Applications that are denied through Fannie Mae’s automated underwriting system, which is used by virtually all lenders doing business with Fannie Mae, are sent back to the lender for manual underwriting. It is then up to the lender to determine and document whether the disputed information is accurate and underwrite the borrower’s credit accordingly.

The IRS has issued a warning about a fraudulent scheme targeting Electronic Federal Tax Payment System (EFTPS) users. The scheme uses an e-mail claiming that the user's tax payment was rejected and directs the user to a website for additional information. The website contains malware that will attempt to infect the user's computer.
The IRS does not initiate taxpayer communications through e-mail.
If anyone receives a message claiming to be from the IRS or EFTPS, do not reply to the sender, access links on the site or submit any information to them. Report and identify this or other phishing, e-mail scams and bogus IRS websites by forwarding the e-mail or URL information to the IRS at phishing@irs.gov Here’s a sample email that has been received:

Pair continue to operate real estate "advance fee fraud" scam in Northern California targeting real estate agents in affluent areas

The Alameda County District Attorney’s Office has just contacted El Dorado County Association of Realtors again regarding the following individuals. Please note that these individuals have contacted REALTORS® in the El Dorado County Association. Contact the El Dorado County District Attorney or the Alameda County DA’s Office if you have been approached by one of these individuals.

The Alameda County District Attorney’s Office continues to receive information that the following individuals may be targeting real estate sales agents for a version of “Advanced Fee Fraud.” Sales agents in your organization are urged to be alert for these individuals attempting to run this scam in your area. Sacramento, El Dorado, and Placer Counties are asked to be especially vigilant.

Summary of the Scam: The above suspects, Roger and Diana Buack will pose as interested home buyers of high-end homes. They will target mostly new developments, and homes listed for more than one million dollars. The suspects will approach Realtors and claim to have several million dollars coming to them from “overseas accounts.” After developing a relationship with the Realtors over the course of several weeks or months, the suspects will tender an offer for the property, but claim that the money is being held up overseas due to various excuses. The suspects will ask the Realtor to loan them money for the down payment, plus money to help them pay customs fees to free up their overseas money. The suspects often gave fake documentation to support their claims. In exchange for a loan by the Realtor, the suspects will promise a 100% return on their investment within 48-72 hours of the loan.

Summary of the Suspects: In 2008, suspect ROGER DUNGAN BUACK was convicted in Alameda County, California, of two felony counts of grant theft and identity theft for running the above scam. He served two years in state prison and is currently on parole. In 2008, suspect DIANA L. BUACK was convicted in Alameda County, California, of two felony counts of grant theft and identity theft for running the above scam. She is currently on active felony probation in Alameda County.

The Alameda County District Attorney’s Office has reason to believe the above suspects are currently attempting to conduct the same scam, or a variant of the scam. If you meet suspects Roger or Diana Buack, and encounter suspicious activity, you are urged to call the Alameda County District Attorney’s Real Estate Fraud Division at (510) 569-9281, attention: Deputy District Attorney David Lim. Q&A: How to rent your home from Fannie Mae
Fannie Mae last week announced a new Deed for Lease™ program. The new program allows borrowers to voluntarily transfer their property back to the lender and then lease back the house at market rate.

The lease period is for up to 12 months, with month-to-month contract extensions after that period. The program is designed for borrowers who do not qualify for or have not been able to obtain other loan-workout solutions, such as loan modifications.

To participate in the program, borrowers must live in the home as their primary residence and must be released from any subordinate liens on the property. Tenants of borrowers in this circumstance also may be eligible for leases under the program. Borrowers or tenants interested in a lease must be able to document that the new market rental rate is no more than 31 percent of their gross income.

Homeowners thinking of participating in the Deed for Lease™ program should visit Fannie Mae’s loan lookup Web site at http://loanlookup.fanniemae.com/loanlookup/ to see whether their loan is owned or guaranteed by Fannie. Mortgages backed by the Federal Housing Administration and other government agencies are not eligible for the Deed for Lease ™ program.

New regulations commenced October 1, 2009 for lending institutions, will they help strengthen consumer confidence?

After the real estate crash experienced in the 21st century, consumer protections are long over due, however Town Center Realty is hesitant to think that after the fact regulations are going to be a cure or provide for a market rebound.

Some of the new regulatory measures being put in effect are:

Lenders no longer able to fund loans without regard to borrowers’ ability to repay the loan established by assets and income.

Creditors will be required to verify the assets and income they utilize to determine the borrowers' ability to repay the note.

Prepayment penalties banned if the payment can change in the initial four years.

Creditors required to establish escrow accounts for property taxes and homeowner’s insurance for all first-lien mortgage loans.

Not all of these provisions are full proof. In fact they may even have a chilling effect upon home sales across the nation and aid in prolonging the real estate crisis.

Town Center Realty believes the real estate crash could have been prevented and that the real estate industry overall needs improved regulations, however these regulations after the fact may not be the answer.

A Message From A Tribute To Those Who Wear The Shield:

As you may well know, our family here at the Melbourne Police Department has suffered some significant setbacks referencing our employees and their health and financial status. Many of our brothers and sisters who don the shield, as well as those who support our daily endeavors, our citizens, they too, are experiencing an unjustly dose of debilitating injuries and/or cancerous diseases. In our efforts to help off-set the financial difficulties and add an avenue of support and add some sense of normality back to their lives, we have formulated a plan of success and assistance for those in their time of need.

We have put together a team of Melbourne employees consisting of officers, communications, administration and records personnel and formulated a team called: ~ Families of the Shield ~

This group is a branch of the larger global organization called: A Tribute To Those Who Wear The Shield.

The parent group is a Facebook group that is worldwide and has garnered support from all over the world and currently has almost 22,000 active members to date. The "Shield" is support by the American Police Hall of Fame & Museum and the American Federation of Police & Concerned Citizens. We are the only outside link to their website (http://www.afp-cc.org) (look underneath, near bottom of the page). As a matter of fact, we are the only law enforcement / community related site Officially Supported by the Hall of Fame and the Federation.

Our efforts have garnered the support of well known and high profile law enforcement officials, senators, congressmen, Hollywood celebrities, peace activist and the citizens of our communities worldwide and even our local law enforcement groups and politicians have joined in. As we said earlier, we have generated a tremendous amount of support abroad and most importantly, right here, in our own back yard. We have put together a Motorcycle Ride. Around any corner a person in California could easily find a realty office, not so much anymore.Many of the big name realty firms are downsizing, closing offices and reviewing their practices and procedures. Some not soon enough the "too little too late" scenario has already set in.

For Town Center Realty the volatile real estate market has not been all doom and gloom, in fact some may say we have actually prospered. Paying close attention to the needs of clients in the community and throughout the state has been key. The majority of the residential customers don't trust real estate professionals with the bad press they have read over the years, and who could blame them?

Knowing that the public perception of real estate professionals is at an all time low, it was our reputation for being a champion for consumer rights and protections that has helped TCR remain competitive. Being an advocate for consumer protection and denouncing publicly real estate fraud and injustice has not helped TCR make any fans amongst our peers, but it has definitely helped Town Center Realty put our clients, prospective clients and those in real estate looking for a change at ease, which is something I am very proud of.

Skeptical.

That is how I feel about the new legislation in California pertaining to the real estate industry.

Definitely the real estate melt down should never have happened, however there is for sure no quick fix that will repair the damage caused and lead to a complete overhaul without significant changes being made to the everyday practices of Realtors, Brokers and lending institutions.

Consumer alert, Mortgages, titles and associated personal financial information found in dumpster in San Francisco

PRESS RELEASE

On August 1, 2009, several boxes of miscellaneous paperwork were found in a garbage
dumpster in unincorporated South San Francisco. A search revealed paperwork regarding
mortgages, titles, and the associated personal financial information belonging to hundreds of people, mostly in the San Francisco Bay Area. The paperwork appeared to be generated between January 1 and July 1, 2006 and named the following title, mortgage, and lending companies:

?? Alliance Title
?? American Prime Funding
?? Funding Suite
?? Financial Title Company
?? Ticor Title Company
?? Orange Coast Title Company
?? Bella Homes and Estates

Many of these companies are no longer in business. It does not appear that any of the
information found in this paperwork has been used in the commission of identity theft. It appears that all documents were originally intended to be destroyed and were disposed of improperly.

If anyone has been the victim of identity theft, please contact your local law enforcement.

Please contact your mortgage and title companies if there are any discrepancies with your mortgages or loans.

This paperwork currently in the possession of the Sheriff’s Office will be destroyed and will not be available for retrieval.

By implementing some simple safe guards and additional security measures both consumers and real estate professionals may alleviate some of these risks. The growing number of cases involving identity theft, fraud, and forgery are related to the increasing number of private records available to the public today. It is impossible for the real estate community to be immune from the hi-tech crime epidemic.

In California, the Multiple Listing Service increased database security levels by providing to subscribers a RSA® security device to be utilized in addition to the standard user name and passwords when accessing their site. Realtors®, brokers, title companies and the real estate data furnishing companies have a responsibility to upgrade their security measures to safeguard consumers as well.

Surprisingly, few real estate professionals ask consumers for photo identification. Just as disturbing is how few title companies verify a real estate professional's license. Verifying a person's identity and the professional's license are the first steps towards preventing identity theft and fraud. These security measures indicated below are safeguards to help protect real estate professionals and consumers. By implementing these three simple safety measures the real estate professional and consumer are working together to prevent crime.

1. Verify the identity of all prospects. When a real estate professional or consumer shows their home to a prospect the parties should provide photo identification for security purposes. It is also recommended that the prospects sign a written log such as a guest book. This record should be kept by the seller or the seller's real estate agent. Identifying the prospects will provide additional security and privacy protection for the seller.

2. Verify the real estate professional's license. The real estate professional's license should be verified by the consumer and the escrow company providing settlement services. According to the California Association of Realtors® the numbers of transactions involving unlicensed persons posing as a licensed real estate professional rising. Verifying the real estate professionals' license will save consumers valuable time and money. A good way for the consumer to verify the professional's licensee is to visit the California Department of Real Estate's web site at www.dre.ca.gov.

3. Included within the closing documents should be copies of the signors photo identification. This added safety measure is an additional safeguard for the protection of both the consumer as well as the real estate professional if later a claim of fraud or forgery arises.

By implementing these added safety measures the real estate community and consumers will be doing their part to help prevent the growing number of white collar crimes being committed within our nation involving real estate transactions.
